For commercial projects we often begin the design process by evaluating a vacant piece of property to determine the feasibility of fulfilling the project requirements within that site. Having an architect involved in the planning process allows a seamless utilization study for a given property with floor-plan integration at an early stage. 

The entitlements process requires attention to detail with an ability to see the final product, all while solving site complications. We put together a team consisting of an architect, civil engineer, landscape architect, and developer/owner to get the approvals required to develop the land.

Permit Acquisition

Many jurisdictions allow an architect to submit the construction plans to the building department for review and approval. Once approved, the general contractor or homeowner pick up the permit and pay the permit fees. Historically the General Contractor or homeowner submits the plans for review and end up relaying information back to the architect and engineers when the building department requests additional information. We have experience working with many of the Northern Colorado building departments and are happy to assist with the permit process to save you time.

 

Construction Administration

This service helps to ensure that the owner receives a final product that matches the construction documents and design intent. We can work directly with you and your general contractor to verify details get built correctly and to work through any unforeseen conditions without sacrificing the final outcome. This typically involves weekly or biweekly site meetings with the architect, contractor and owner to observe construction progress and ensure the desired final product.
